More Bang for Your Buck: Northern Ireland's Property Market

According to the latest house price data from Halifax, Northern Ireland’s housing market continues to outperform the wider UK market, shrugging off continued high inflation and strong interest rates to post another yearly increase. As well as an uplift in prices, activity also ramped up by around 16% while demand in Northern Ireland increased by around 30%. It is also still the most affordable region in the UK to buy a home.

With this in mind, we found some of our most spectacular Guild Member listings in Northern Ireland and have compared these properties with offerings from some of our English and Welsh Members at the same price, to see exactly what you can get for your money.

Donaghadee, Northern Ireland, £1,800,000

Donaghadee, Northern Ireland, £1,800,000

Constructed in the year 2006 this fabulous property is built to the highest of standards throughout. From both ground and first floor levels there are stunning views of Donaghadee Sound, Copeland Islands, the Irish Sea and beyond, making this one of the coast's most prestigious locations and addresses. The magnificent accommodation extends to around 8,000 sq. ft. and offers a multitude of layouts to suit the needs of the owners. It is safe to say that no expense has been spared.

This striking £1.8 million mansion in Northern Ireland certainly demonstrates the 'more bang for your buck' trend. London is seeing prices sky-rocket in sought-after postcodes, lets see what a similar budget gets you in the English capital;

London, England, £1,800,000

London, England, £1,800,000

This exceptional two-bedroom, two-bathroom duplex apartment is set within the prestigious 26 Chapter Street development in the heart of Pimlico. The apartment boasts stylish interiors with a vast reception/dining room, a separate fully integrated kitchen on the ground floor two double bedrooms, both with en suite facilities and access to a private patio on the lower ground. Additionally, the apartment benefits from a utility room, WC and ample storage throughout.

County Armagh, Northern Ireland, £1,600,000

Northern Ireland £1.6million

This extensive Victorian, period family residence is set in approximately 7 acres on the boundary of the City of Armagh. Umgola House has been carefully extended since it’s construction in 1891 whilst retaining many of the original features. A significant sympathetic extension was carried out in 1905 adding a conservatory, a large glasshouse and some additional internal layout changes. This splendid period residence offers tremendous privacy and is set within mature woodland and landscaped gardens. Within the garden there are multiple entertainment areas set around this stunning family home such as a lawn tennis court and spa facilities Including an indoor 17.5m swimming pool, steam room and changing facilities.

While a cool budget of £1.6 million will see you blessed with glorious acreage and wonderful original features in Northern Ireland, you could expect to find less space on offer in England's capital for instance. For the same amount of money, you could afford to purchase a four-bedroom terraced home in a fabulous location, just like the property below;

London, England, £1,600,000

London, England, £1,600,000 April 2024

This marvelous four-bedroom home will impress with its notably generous dimensions, quality contemporary finish, garden and off-street parking. Over three beautifully presented floors, the vast accommodation supplies a large reception, huge kitchen/diner, four fantastic double bedrooms (two en suite), bathroom and guest WC. The top floor suite lavishly spans the whole floor and enjoys a balcony with sweeping views of the locale. A pretty rear garden completes the charm offensive.

County Armagh, Northern Ireland, £1,000,000

County Armagh £1,000,000

This substantial modern family home is in a tranquil and generous setting, 500 metres from the local village of Killylea. The property comprises a large grand living room, a magnificent study above the immaculate double garage, a cinema room, a spectacular, impressive entrance hall, five bedrooms, three with dressing rooms and en-suites plus a swimming pool leisure suite with sauna and a steam room. The gardens are laid to lawn with a substantial amount of plants and trees.

Although £1 million can see a prospective buyer getting entertaining rooms aplenty in much of Northern Ireland, prices in the Welsh capital differ slightly. This property below still offers a lot for your budget;

Cardiff, Wales, £1,000,000

Cardiff, Wales

This substantial and imposing, Victorian double and bay-fronted semi-detached property was built circa 1901 and overlooks Roath Park recreational ground. The property consists of an entrance porch, long entrance hallway, lounge, drawing room, sitting room, garden room, kitchen/breakfast room, five large double bedrooms, large bathroom, first floor laundry room and a separate WC. A further annexe gives additional rooms of a lounge/bedroom, a kitchen and a bathroom. Outside is an enclosed walled front garden and an enclosed generous garden to the rear with secure driveway and double garage.

Strangford, Northern Ireland, £600,000

Strangford, Northern Ireland, £600,000

With a beautiful shoreline setting and outstanding views over Strangford Harbour and beyond to Portaferry coastline, this family home has versatile and flexible accommodation, which provides a range of layouts to suit the needs of the homeowners. The ground floor comprises a good size sun room with fantastic views of Strangford harbour and access to the front balcony. Furthermore, there is a dining room with access to the living room, along with the sitting room and family room/office. The fitted kitchen has an excellent range of high- and low-level units with granite work surfaces and access to an outside decking area. To the first floor there are four well-proportioned bedrooms, with bedrooms one and two providing stunning views over Strangford Lough and to the Portaferry coastline and a separate bathroom and shower room.

For £600,000, a family can expect to find a spacious home to fulfill their needs in Northern Ireland. Moving to Kent in England could offer you just as much room to grow, but over a different layout, just like the property below;

Tonbridge, Kent, £600,000

Tonbridge, Kent

Westwood is a beautiful and impressive duplex apartment arranged over the first and second floor of this imposing Victorian country residence. Dating from 1883 and converted in 1993, the apartment enjoys fine period features with impressive ceiling heights and a turret utilised as a study, combined with modern living facilities creating a very unique space. Surrounded by superb landscaped communal gardens and grounds including a tennis court for the exclusive use by the residents. Approached through entrance gates with modern intercom system and sweeping gravel driveway, private single garage, allocated parking space in front of the house and visitors parking.

Enniskillen, Northern Ireland, £400,000

Enniskillen, Northern Ireland, £400,000

This pristinely-presented, detached chalet bungalow residence is perched on a wonderfully elevated site in beautiful, private County Fermanagh surroundings. Offering fabulous, deceptively spacious living accommodation throughout, no stone has been left unturned by the vendors with the standard of finish and attention to detail, both inside and out, with a host of extras and subtle, quirky features. The property is centrally located, 5 minutes from Pettigo, 10 minutes from Belleek and 30 minutes from Enniskillen.

For £400,000, in Northern Ireland, quirky features can be found in abundance, giving you a perfectly unique family home to enjoy for generations. Similarly, in Birmingham, the same price can land you an equally unique apartment, like this one below;

Birmingham, England, £400,000

Birmingham, England, £400,000

Borne out of history, Assay Lofts is a development of 32 impeccably composed living spaces. Built by the popular well-known Elevate Property Group, this beautifully-appointed lower ground/ground floor duplex apartment benefits from circa 882 sq. ft. of living accommodation and briefly comprises; a large welcoming entrance hallway with stairs leading to the lower floor and doors radiating to a guest cloakroom, and an open plan living/dining and a kitchen with two large bay windows allowing an abundance of natural light to flood in. On the lower floor there is the master bedroom with en suite shower room, guest bedroom and family bathroom.

Antrim, Northern Ireland, £180,000

Hunter Campbell £180,000

This exceptional and contemporary detached family home offers two reception rooms with attractive wood flooring and a newly-fitted kitchen with a good range of integrated appliances. There are four spacious bedrooms including a master with en suite. Outside there is a detached garage and a large wooden decking area with a bar feature and a private driveway to the front and side.

With this property being on the market for just under Northern Ireland's average house price, you would be hard-pushed to find anything with quite as much 'bang for your buck' across the rest of the UK. Although a two-bedroom apartment in Newcastle upon Tyne will set you back around the same price as the four-bedroom family home above, we still think it is worth every penny to be located in such a fantastic and eclectic city, take a look at the property below;

Newcastle upon Tyne, England, £170,000

2 Bedroom Apartment for sale in Newcastle upon Tyne

Located on Queen Street, the apartment offers easy access to the amenities of the Quayside and City Centre, it is ideal for those wanting City living. The accommodation comprises a communal entrance with stairs to the upper floors, an entrance hall, open plan living/dining area and a fitted kitchen, a bathroom and two double bedrooms.
